What are the first steps I need to do to buy a home?


1) Get pre-qualified or Pre-approved for a loan

Getting a pre-qual from your local lender is the first step to knowing what you can afford to purchase. This letter gives you the power to make an offer when you find a property that you want to purchase. We can not submit your offer without a valid pre-qual or proof of funds letter.

Typically pre-quals last 90-120 days. It is not advisable to make any changes to your credit or employment once you have a pre-qual, some examples include: don’t switch jobs, buy a car, take out a new credit card, or deposit large sums of cash into your bank account. It is best to maintain a steady flow of income and credit to ensure that your lender has all the necessary info to offer you a loan when the time comes.


2) Together we will create your MLS specialized search.

MLS (multiple listing service) is the data base where all publicly listed properties are uploaded. Third party sites like Zillow and pull data from the MLS, these sights do not pull ALL the data or ALL the pictures and sometimes their algorithms can severely alter the way a listing is presented to the public.

By setting up a search directly with MLS we can weed out all the properties that don’t meet your criteria thus cutting down on the inevitable doom scrolling on third party sights.

Once your search is set-up you will get a daily email with any new properties that come to market that meet your criteria. If no new properties meeting your criteria come on the market you will not be emailed. This is the best way to stay current on what is available and get first glance at newly listed homes so that you don’t miss out on any gems.
